With the recent signing of a sizable deal in the western United States, emerging home sales concept ReUp Living has taken a step toward what leadership hopes is nationwide growth.
Founded in 2021 and franchising since 2022, ReUp Living is an Austin, Texas-based brand assisting clients with the sale of homes. Co-founder and CEO Ryan Sawchuck said the company does a mix of house listing and remodeling that can ultimately increase a home’s value.
“It starts with our technology layer,” Sawchuck said. “We work with brokers to help them digitize their portfolio of listed houses and create a 3D digital twin of the house they’re listing. We then show potential buyers what the house could be, and people often will want to change things, whether its countertops or floors.”
Sawchuck said the brand then takes those selected changes and includes them in the primary mortgage, and has its service team execute the remodels before anyone moves in.
“That uncovers some larger opportunities, where we need to invest not only in the floor of a room, but maybe $100,000 into the property as a whole,” Sawchuck said. “In those cases, we turn around an additional proposal that says a house is currently worth $400,000, but if we put $100,000 in renovations into it, we can sell it for $650,000.”
Since its founding, the brand has steadily grown a large footprint in the Southwest, with a presence in Arizona, Colorado, Nevada, Oklahoma and Texas. Partnering with 12 franchisees to date, ReUp has also expanded to Florida, Idaho and Michigan. To accelerate its growth, the brand signed an area agreement covering several states with its franchisees in Boise, Idaho.
Jeremy and Kalin Morgado signed the deal to open 17 more locations. Some will be developed in existing ReUp’s existing market states, such as Arizona, Colorado and Nevada, while others will be in new ones for the brand including Montana, New Mexico and Utah.
Jeremy Morgado said his background is in construction, building new homes for investment firms to help manage their portfolios. His wife, meanwhile has a career in accounting and sales.
Sawchuck said franchising with owners like the Morgados has always been the goal, as real estate, in his opinion, is hyper local.
“You can have all the money in the world, but you’re not going to get that same level of feedback in a market from an employee type Vs. an actual owner who runs the business,” Sawchuck said. “You can’t duplicate that layer of knowledge.”
Jeremy Morgado, said they originally got into the brand because of the opportunity to remodel people’s homes, and were intrigued about taking that to a larger level.
“Once we saw the success we were having in Boise, and that we could leverage that over an entire region,” said Jeremy Morgado, who’s lived in several of the states. “It fits who we are and we have relationships across this entire area.”
As the brand continues to push for more growth nationwide, Sawchuck said the plan is to continue putting the quality of the franchisee first.
“It’s all about finding the right franchisees,” Sawchuck said. “We’re looking to find that right owner who wants to build a scalable, successful business. It’s a search for those strategic franchisees who know how to build business in a high growth fashion.”
By the end of 2024, Sawchuck expects ReUp to have 20 to 25 units open.
