Instead of completely refurnishing or decorating every square foot, this approach focuses on the smaller details that can make a room feel complete.

What is soft staging?

Unlike traditional home staging, which brings in furniture and heavier items, soft staging focuses on finishing touches. It takes advantage of a home’s existing layout and architectural bones, using lightweight accessories to build an emotional connection with buyers. Think of it as dressing a room rather than furnishing it.

  • Cost efficiency: Avoids the high rental fees, delivery trucks, and staging crews while still achieving a professionally designed look.
  • Highlight existing features: Draws the buyer’s eyes directly to built-in cabinetry, custom fireplaces, or high ceilings without visual clutter.

  • Ideal for vacant or semi-furnished homes: Fills the awkward visual void in empty rooms so prospective buyers can easily understand the scale and warmth of the space.

1. Warm up the room with light

Lighting can actually transform a room with the flip of a switch. “A high-impact, budget-friendly upgrade I always recommend is updating light fixtures,” shares Betsy Boughner, owner of PorchLight Home Staging in Pittsburgh, PA. “Sellers can find stylish, affordable options online, and replacing outdated fixtures instantly freshens a home, adds personality, and helps it feel more current.”

While overhead fixtures set the overall tone, tabletop lighting is equally important. “If your table lamps are more than ten years old, consider replacing them with updated styles that better reflect today’s design trends,” explains Jamie McNeilis of Centerpiece Home Staging LLC in Cornelius, NC. 

For design, McNeilis recommends “white or cream ceramic lamps paired with crisp white shades to provide a clean, timeless look and instantly modernize a room while adding warmth and ambiance.”

2. Layer textures to add depth

When you want a space to feel rich without relying on loud colors, tactical fabrics can be a great styling trick. Vanya McCarthy of Stage My Home advises sellers to layer texture instead of color. “When styling a sofa, I always mix cushion sizes and textures – bouclé, linen, knit – rather than relying on color to create interest, and I keep everything neutral.”

This is especially helpful if you’re preparing for listing photos. “It adds warmth and depth without imposing a style on the buyer, and it photographs beautifully since texture reads far better than colour in natural light​​​​​​​​​​,” McCarthy adds.

3. Create a curated coffee table

“One of the best ways to make a great impact and first impression is to style your coffee table,” shares Holly Meyers, owner of Gray Staging and Design in Indianapolis, IN. 

“Start with a neutral tray as your base, then add a decorative book to anchor everything. Layer in three accessories of varying heights – a tall plant, a medium candle, and low wooden beads to create an effortless, curated look.” 

Completing the look with surrounding elements brings the whole design together. “Finish the vignette off by tossing five neutral pillows in different sizes on your sofa and draping a cozy blanket over the arm,” Meyers adds. “Small touches like this make a big impact on prospective homebuyers.”

4. Give the bathroom a spa-like feel

Instead of a costly overhaul, staging the bathroom in simple styles is one of the quickest ways to increase your home’s appeal. 

Sandra Hoderlein, owner of Raumkunst, a staging and design studio based in Atlanta, GA, shares how scale plays a crucial role: “As a home stager and designer, I always pay close attention to scale. Replacing several small bath mats with one beautiful, generously sized, washable rug instantly makes a bathroom feel larger, more cohesive, and more like a spa retreat. It also helps soften the appearance of dated flooring, allowing buyers to focus on the overall space rather than individual finishes.”

“While not every seller has the budget for a renovation, thoughtful design decisions like this can dramatically elevate a space and help buyers form an emotional connection. Beautiful, washable rugs are widely available online at affordable prices, making this one of my favorite high-impact, low-cost staging upgrades,” Hoderlein notes. 

5. Aim for a calming bedroom

Your primary bedroom should allow buyers to instantly imagine unwinding at the end of a long day. “One of my favorite staging tips for helping a home appeal to the widest audience of buyers is to use neutral bedding and pillows,” Boughner of PorchLight Home Staging adds. “Soft whites, ivories, and other neutral tones create that relaxing atmosphere and allow buyers to envision themselves in the space.”

6. Decorate your built-ins and bookshelves with care

Built-in shelves are a major selling feature for buyers, so it’s important they look their best. “Clear out your bookshelves and built-ins completely, then thoughtfully restyle them using a balanced mix of decorative accessories,” McNeilis adds. 

“We recommend incorporating groupings of hardcover books (try turning them backward with the pages facing outward for a neutral, cohesive look), ceramic vases, greenery for added color and texture, and a few carefully selected decorative accents,” suggests McNeilis. “Keep the styling simple, balanced, and uncluttered. If your built-in shelving system is large and vast, you can alternate your staging and leave every other shelf empty.”

Soft staging is all about creating an emotional connection that allows potential buyers to see themselves living in your home. By leaning on light-toned rugs, soft textures, curated coffee tables, and warm ambient lighting, you can turn any cold or vacant room into a welcoming, memorable retreat.
